Accomodation Terms

Important information about staying at Koti.

The apartment can accommodate the guests indicated on the reservation.  Check-in is at 4 p.m. on the day of arrival. Check-out is at 11:00 on the day of departure.

The agreement will enter into force once the rent has been paid. The rent is paid in advance. For longer stays, you will be paid 30 days at the time of booking and the following 30-day periods of residence will be paid in advance by the 5th day of the month.

The rent can be paid in advance to the service provider’s account via an invoice or via secured link.  If you need to provide credit card information to your service provider, you always do so by phone.

Once the reservation has been confirmed and the rental has been paid, the reservation cannot be cancelled or changed.

If an invoicing agreement (company contracts) has been agreed with the lessee, the guest can cancel the reservation free of charge 7 days before the start of the reservation at no cost.

If the reservation is cancelled less than 7 days after the start of the reservation or the guest fails to receive, the total price of the reservation will be charged for a maximum of 7 days.

If the customer fails to show (No Show), Home Helsinki will charge the No show fee for 7 days according to the daily price stated in the confirmation, regardless of the length of the booked accommodation, provided that the reservation is longer than 6 days. For reservations of less than 7 days, the length of the booked stay will be charged.

The cancellation policy does not apply to separate contracts with contract customers that define their own cancellation terms.

Cancellation policy does not apply to bookings made through third parties such as Booking.com, Hotels.com.

Activities which can be considered disturbance by the neighbors are forbidden and especially. noise should be kept to a minimum between 10 PM – 7 AM. Smoking is forbidden in the apartment, on the balcony and in the building’s premises, in the courtyard and in front of the house. Candles or incense are not allowed. The use of fireplaces in the apartment is prohibited. Pets are not allowed.

In the event of any damage to the apartment caused by the customer’s activities, the service provider shall be entitled to recover the damages. The occupant must promptly notify customer service if he/she detects an apartment defect.

KOTI Helsinki has the right to suspend housing if there is a serious cause such as late payment, disruptive lifestyle, causing damage to the apartment or the belongings.

KOTI Helsinki ensures that any defects in the housing, equipment, etc. will be corrected as soon as possible. If a third party is required to correct the defect, the repair period is 1-5 days. KOTI Helsinki will inform the residents in advance by email. KOTI Helsinki staff has the right to take quick action in urgent matters without the occupant being informed in advance.

Check-out is at 11:00 on the day of departure.

Koti Helsinki staff will check the apartment after the tenant has left and take care of the final cleaning.  It is the responsibility of the tenant to ensure that the apartment is disposed of safely and that it is in proper condition: the windows and door are closed on departure, cooking hobs, oven, iron, coffee and kettle switched off, refrigerator and freezer doors are the inlet taps on the dishwasher and washing machine are closed.

You can’t leave trash or personal belongings in the apartment. Koti Helsinki has the right to charge for an exceptional amount of time-consuming final cleaning and the removal of post-dumping/goods. Koti Helsinki is not responsible for goods left in the apartment.

KOTI Helsinki may transfer the occupant to another apartment if the situation regarding the accommodation in use is abruptly altered before or during the period of residence. This refers to a situation where an apartment is faced with damage or a need for repair which prevents housing. KOTI Helsinki is not liable in case housing is interrupted altogether and a replacement apartment is not available.

KOTI Helsinki is not responsible for power outages, water outages or other similar errors or exceptional circumstances in the area/housing company. KOTI Helsinki is not responsible for interruptions in the provided internet connection
